Glenwood Road

Providing affordable housing options for Nevada County residents

Glenwood Road Project

The state of California has tasked all communities to create housing solutions that reduce the number of people experiencing or who are at-risk for homelessness. In response and in collaboration with the City of Grass Valley and the County of Nevada, Hospitality House is committed to helping create permanent housing solutions for Nevada County residents.

On March 15, 2022, Hospitality House closed escrow on 236 Glenwood Rd. The property is located close to the Sierra Guest Home (one of Hospitality House’s affordable housing projects), making it an ideal location. Although initially conceived as a 22-unit project, after Hospitality House hosted a neighborhood meeting and thoughtfully considered the feedback received, it was reimagined as a primary residence with an additional dwelling unit (ADU). In 2025, Hospitality House began development on an R-1 zoned, by-right, 8-bedroom property. The primary house has five bedrooms with three bathrooms, and the ADU has four bedrooms with two bathrooms. This property will serve individuals seeking to regain independence after experiencing homelessness. Being only ¼ mile from the Nevada City Highway and close to shopping, the hospital, banks, and other conveniences, it is a prime location to regain self-sufficiency.

The driveway will be located along Glenwood Road. The driveway space will accommodate a minimum of 8 parking spaces for the residents. It is unlikely that all residents will have vehicles, and Hospitality House will continue to provide transportation for residents, reducing the amount of traffic and cars parked in the area. Landscaping will be an essential part of the project to ensure an attractive home site. Hospitality House’s goal with each of its projects is to enhance the look and feel of the surrounding area and to ensure that it is an appealing and fitting addition to the neighborhood.

Hospitality House has partnered with Statewide Homes, a local Grass Valley company that has been providing affordable housing solutions in the area since 1999. The company is sensitive to the impact construction can have on a neighborhood, including traffic congestion. Funding for the project was secured in partnership with the County of Nevada through a competitive capital grant request that was awarded in 2024. As with most grant awards, funders require that construction be completed by a specific deadline, and to this end, building on 236 Glenwood Rd. began on May 22, 2025, and is expected to be completed and ready for residents to move in by December 2025.
